Want to see a house? …must have this first.

One of the first questions I ask a prospective buyer is, "Have you been pre-approved?" Sometimes the response is enthusiastic, sometimes it's hesitant, and occasionally it's, "I just wanted to start looking first." While it's completely understandable to want to jump right into viewing homes, getting pre-approved before house shopping is one of the most important steps in the home buying process.

Think of a pre-approval as your roadmap. It gives you a clear picture of how much a lender is willing to lend you based on your income, debts, credit history, and financial situation. Without it, you're essentially shopping without knowing your actual budget. You may end up falling in love with a home that isn't financially realistic, or you may underestimate what you can comfortably afford and overlook homes that could have been a great fit.

A pre-approval also helps you shop with confidence. Instead of guessing at price points, you know exactly where to focus your search. That means less time spent looking at homes that don't fit your financial picture and more time focusing on homes that truly work for you.

In today's real estate market, sellers also want to know that buyers are serious. When you submit an offer with a pre-approval letter, you're showing the seller that you've already taken important steps toward securing financing. This can make your offer stronger and more competitive, especially when multiple buyers are interested in the same property.

Many people are surprised when I explain that I do not show homes without a pre-approval letter. This isn't because I want to create extra hurdles or make the process more difficult. In fact, it's exactly the opposite. My goal is to protect my clients and ensure they're setting themselves up for success from the very beginning.

Showing homes without knowing a buyer's financing situation can lead to disappointment, frustration, and wasted time.
